Campfield has been a cornerstone of Manchester’s urban life for over 140 years, evolving through many roles while retaining its distinctive Victorian form and heritage significance. Originally built in 1878 as the Upper and Lower Campfield Market Halls, the buildings have hosted fresh-produce markets, exhibition spaces, wartime facilities, an aeronautical museum and cultural venues, reflecting the changing needs and spirit of the city across generations.

Today, this Grade II-listed landmark has been revitalised as part of a major regeneration project that supports Manchester’s tech and creative sectors. As part of this transformation, ensuring high environmental standards has been essential. As part of this works, we undertook BREEAM Indoor Air Quality Monitoring in support of the refurbishment of Upper and Lower Campfield Market in line with the BREEAM Refurbishment & Fit-Out 2014 health and wellbeing criteria.

BREEAM Indoor Air Quality Monitoring – Scope

The Campfield Markets refurbishment was registered under the BREEAM Refurbishment and Fit-Out 2014 standard, reflecting a strong commitment to occupant wellbeing and sustainable building performance. As part of the Health and Wellbeing category, comprehensive indoor air quality monitoring was completed to achieve Hea 02: Indoor Air Quality (post-construction).

Monitoring focused on key pollutants commonly released from fit-out materials, including Volatile Organic Compounds and formaldehyde, which can negatively impact occupant health if present at elevated levels, a targeted monitoring programme was designed across twelve representative locations within the historic market buildings, capturing the range of internal environments and finishes.

Sampling was undertaken in line with BREEAM guidance and in accordance with the methodology outlined in ISO 16000-6 and ISO 16000-3. All samples were subsequently analysed by a UKAS-accredited laboratory.

BREEAM Indoor Air Quality Monitoring – Outcome

Following the BREEAM Indoor Air Quality Monitoring, measures were implemented to minimise internal Volatile Organic Compound concentrations throughout the development.
